And the definitive advice, put together by the association’s legal team, is freely available on the RLA website - www.rla.org.uk.
“It’s probably the most comprehensive, up-to-date advice available anywhere,” says Lee Dribben - chairman of the Residential Landlords Association, whose members own over 250,000 private rented properties throughout the UK.
The decision was taken not to restrict access to TDS Guide because, says Lee, “every landlord needs help with this, not just our members.
“When the options came into force this month, wrapped in more than a fair share of ‘red tape’, it was very quickly apparent that most of the UK’s million or so landlords are going to need as much help as they can get to find the right path through the minefield.
“The complications over inventories and the condition of listed furniture and fittings will jeopardise so many chances of them fairly recovering costs for damaged property that, in many cases, we wonder if taking a deposit is more trouble than it’s worth.”
The specially programmed, interactive TDS Guide describes how tenancy deposit protection operates and offers step-by-step direction through Computershare’s Deposit Protection Scheme and the two insurance-backed options.
It deals with tips, warnings, frequently asked questions - including essential documentation and preparing an inventory - as well as covering data protection and tax implications.

The Tenancy Deposit Scheme is among several issues on which the Residential Landlords Association is campaigning.
