Hips give sellers jip according to National Homebuyers
Many people may find it difficult to secure a fast property sale after the full rollout of Home information packs (Hips) was completed today (December 14th).
[UKPRwire, Fri Dec 28 2007] The controversial packs are now a mandatory part of the home-selling process for all properties in England and Wales, with the seller required to pay for a Hip.
The added expense and time spent getting a Hip are not the only barrier to securing a fast property sale, with new research showing that many buyers intend to use the packs as a tool to pay less for a house.
Hyder Consulting has revealed that 44 per cent of UK adults would try to negotiate a lower price on a property if its Hip showed that it had a low energy rating.
Julian King of National Homebuyers says, "The report also shows that a further 14 per cent would think twice about buying a property if it had a poor energy rating.
"This is another sign that it is making it harder and harder for vendors to sell property quickly. People needing a quick house sale are advised to seek an alternative to the traditional, even draconian, estate agency route.
"As a private commercial buyer, National Homebuyers does not require the vendor to pay for a Hips pack in order to sell their home".
Mr King is a director of National Homebuyers, the UK's leading fast property purchase firm, guaranteeing to make an offer on any property in the UK, regardless of its condition or location for vendors who need a quick sale. The company also offers a Sell and Rent Back mortgage rescue scheme for homeowners who want to release equity in their homes.
Chris Evans, director of environmental solutions at Hyder Consulting, said that sellers may find themselves having to pay for expensive energy efficient home improvements, which could lead to financial difficulties.
"The reality is that sellers will have to take note of their home's environmental performance, and do all they can to enhance this, if they want to command the maximum price for their properties," he commented.
