New Forum for Bulgarian Buyers - Opening the lid on Europe's hottest market.
A powerful new internet forum has been launched this week to provide information for an investors in the Bulgarian property market. Run by Ben Crushcov, a property entrepeneur and succesful agent, who lived in Bulgaria for 7 years, the site puts buyers in touch with each other and promises to guide the uninitiated through the process of purchasing.
[UKPRwire, Wed Jun 14 2006] A brand new web based forum, utilising the latest internet technologies, has just gone live, giving both interested and existing buyers of Bulgarian properties a platform to share experiences, questions and opinions.
One of the only forums of its kind and unique in many ways, the Bulgarian Property Forum (www.bulgarianpropertyforum.com) is a powerful tool for anyone with an interest in Bulgarian property – one of the world’s hottest property markets which is attracting thousands of buyers across the country.
The site is run and managed by Ben Crushcov, the North West based entrepreneur and former Habitat Corporate Manager. Having lived in Bulgaria for 7 years, with his own portfolio of properties in the country, he has built up a wealth of contacts and knowledge which surpasses practically every company who are jumping on the Bulgarian bandwagon.
‘Having brokered many property deals over the last year, I soon realized that the vast majority of buyers in Bulgaria had very little experience of the country, it’s culture and the property buying process in general, which is certainly very different to our own. It amazed me to think that there were people buying in Bulgaria without ever having stepped foot in the country, but on several occasions I witnessed this first hand.’
‘Having used, and noted the worth, of internet forums for many years, and taking a look at what was out there already in relation to the Bulgarian market, I noticed a huge gap. There is clearly a need for potential buyers to meet people who have already gone through the buying process and get their questions answered, find out what’s hot and what’s not, and maybe even find the best deal.’
‘Likewise for those who have already bought out there we are creating separate sub forums for particular developments and regions of the country. This is of major benefit to existing buyers as it gives them a chance to meet fellow Brit’s who have bought in the same area or development as themselves. We are even expecting management committee’s to be formed on the forum, and can provide an automated calendar service that provides buyers with payment and schedule reminders. The technology that we have invested in is really powerful, but best of all our users can use it all for free.’
The site will be managed by several administrators, including Ben, who have all bought in Bulgaria, and had experiences in the country themselves.
‘Whilst there are many agencies claiming to experts in the field, I would advise buyers to always treat these words with caution. Up until 18 months or so, ago, there were literally only a handful of British agents and developers in Bulgaria, so I would advise buyers to be careful of who they are buying from, and for how much.’
Overall, though the market remains very hot. With Bulgaria’s entry into the EU at the start of 2007 ratified by most of the host countries, prices are set to continue to soar. With yields rising to 12 percent and capital gains up to 36 percent last year (Assetz News) investors still have the chance to take advantage of some of the lowest prices in Europe, along with some of the best scenery.
‘I would defiantly recommend anybody who is thinking about buying a second home overseas to consider Bulgaria.’ Continues Ben. ‘I like to think that geographically it will become the Florida of the EU, with the added bonus of great ski-ing. If you know where to buy, and for how much, the chances for amazing returns are enormous, and the Bulgarian Property Forum has been set up to help you make your choice, and support your investment once it has been made’
