Paul Dickinson a 27 year old IT Project Manager and Carly Frost an Events Organiser aged 25, recently bought a waterfront apartment at Potato Wharf in Castlefield, having previously thought they would be priced out of the Manchester property market.
‘We never thought we could ever afford somewhere like Potato Wharf,’ says Paul, ‘but when we explained our circumstances to the Sales Consultant, she came up with a package that suited our needs and enabled us to buy the apartment we’d always wanted.’
With the help of Crosby Lend Lease’s Assist package and Exchange Bond, Paul and Carly were able to buy a two bedroom, first floor apartment with a terrace overlooking the trendy canal sides of Castlefield.
Through Assist, Crosby Lend Lease paid the 12 month service charge and solicitor’s fees, whilst the Exchange Bond covered the cost of their deposit until they are ready to move.
Outlining how these schemes benefited them, Paul said:
‘The incentives Crosby Lend Lease provided have enabled us to delay paying our deposit until next year. By covering our solicitor’s fees and service charges Assist has allowed us to pay very little up front so we could concentrate on saving for the deposit – it’s like ‘buy now pay later’.”
In the current market developers like Crosby Lend Lease are offering some great incentives and buyers should take advantage while they still can.
‘This really is the best time to buy,’ says Paul. ‘There are some great deals and incentives available. We wanted to catch the market now before it picks up again and see our apartment as a long term investment. We’ll be here for 4 or 5 years at least and by that time the market will be much stronger and we’ll be in a position to capitalise on our investment.’
For Paul and Carly, Potato Wharf presents the perfect niche in a location that provides a welcome respite for busy professionals like them.
‘Potato Wharf is tucked away in a quiet corner of the city centre,’ says Paul, ‘It has a different atmosphere that’s tranquil.’
‘We really liked the look and feel of the development. Most new apartment buildings look the same, but there’s nowhere else like Potato Wharf in Manchester. The design is iconic and really stands out.’
The interiors too were different from the competition, says Paul:
‘It’s the small details. Crosby Lend Lease has put thought into the specification at Potato Wharf and it shows in the quality of the apartments. The kitchens and bathrooms are outstanding, the Siematic kitchens with fully integrated appliances are very impressive and the Hansgrohe bathroom fittings caught our eye as well. Specification like this is built to last and will maintain its value when it’s time to sell.’
Potato Wharf will be welcoming new residents from summer 2009 and Paul and Carly are looking forward to settling in to their chic new home.
‘We can’t wait to start enjoying the whole city living experience and having lots of great bars and restaurants on our doorstep. Carly works in the city so this will cut down her daily commute and travelling costs, whereas I’ll be able to work from home more and as our apartment comes fitted with an internet connection, I don’t have to wait for installation, I can get online as soon as we move in!’
Paul’s advice to other buyers contemplating the property market is - think long term:
‘People should think further ahead with regards to the property market and look towards making a long term investment. Properties in Manchester City Centre and Castlefield in particular will always retain value, because their great location will keep them in high demand.’
